
What kind of inspections can be done through the use of infrared?
Building envelope moisture leaks are tailor made for infrared. If you want to know where the roof leaks, forward looking infrared (FLIR) is the most accurate and cost effective method in use. Flashing leaks, vent penetration leaks, window leaks and door leaks are all identifiable with FLIR technology.
Insulation issues in ceilings or walls are also easily identified through the use of FLIR technology. Many flat roofs in residential and commercial construction have no attic access. This does not stop FLIR. Entire ceiling or wall surfaces can be qualitatively and quantitatively measured and documented in a relatively short time span.
Overheating electrical circuits or appliances is another area where FLIR technology excels. Many companies record baseline images of expensive electrical equipment and then periodically update the images. Comparison of the images allows for predictive maintenance along with help in fine tuning MTBF times for upgrading or replacement of key components.
Radiant in floor heating can present problems after installation, it is then difficult to document whether the system is performing optimally. With the use of FLIR technology, an image of the entire system is as easy to see as if it was installed on top of the floor.
Plumbing leaks in walls (and some cases in floor slabs) can be quickly identified through the use of FLIR technology.
